Winter Park

Park Avenue's sidewalk cafes, a chain of lakes linked by canals, and brick streets under old oaks. Winter Park is its own city just north of Orlando, and it feels like it.

The story

A town planned in 1881

Loring Chase and Oliver Chapman bought the land in 1881 and planned a winter resort town for northern visitors. Rollins College followed in 1885, and the town incorporated in 1887.

Park Avenue still anchors downtown, with boutiques, sidewalk cafes and 11-acre Central Park, where the SunRail and Amtrak station sits. A few blocks west, Hannibal Square is the historic heart of Winter Park's African American community and is home to the Hannibal Square Heritage Center, along with restaurants and galleries.

The city is laced with the Winter Park Chain of Lakes, linked by canals first dug to move logs to a sawmill on Lake Virginia. The easiest way to see them is the hour-long Scenic Boat Tour.

Winter Park prices change block by block. Lake access, school zoning and city rules all move the number, and some 'Winter Park' addresses aren't in the city at all.

Homes

What you'll find on the market

Winter Park ranges from 1920s and 1930s historic homes on brick streets and mid-century ranches to new custom builds and some of Central Florida's most valuable lakefront estates on the Chain of Lakes.

Expect to pay for the address. Comparable new construction often costs two to three times what it would a few minutes south in Audubon Park.

Winter Park is its own city, with its own permitting, tree protection rules and historic preservation board. Teardowns and additions follow different rules than they do in Orlando.

Buying here?

Ross can explain the differences between city limits, school zones and lake access, and tell you about homes before they hit the market. Start with a question.

Own an older home on a bigger lot?

FAQ

Common questions about Winter Park

The questions people ask most before moving here. Have one that isn't answered? Ask Ross.

Is Winter Park a good place to live?

For many families, yes. People choose Winter Park for Park Avenue, its parks and Chain of Lakes, Rollins College and the arts, highly rated public schools with an IB path, and a location just north of Orlando. It suits buyers who want a small-city feel with big-city access.

Is Winter Park part of Orlando?

No. Winter Park is a separate city, incorporated in 1887, with about 30,000 residents. It borders Orlando to the south. Many homes with a Winter Park mailing address are outside city limits in unincorporated Orange County, so confirm the jurisdiction of any home you're considering.

What schools serve Winter Park?

Many homes are zoned for Winter Park High School, which has offered an IB Diploma Programme since 1985, with IB programs at Glenridge Middle and Brookshire Elementary. Some addresses are zoned for Edgewater or Boone High instead. Trinity Preparatory School and The Geneva School are nearby private options. Verify zoning for any address with Orange County Public Schools.

How much do homes cost in Winter Park?

Winter Park is one of the higher-priced areas in Central Florida, ranging from condos and older ranch homes to lakefront estates. Comparable new construction often costs two to three times what it would in nearby Audubon Park. For current numbers on a specific street, ask Ross for a neighborhood snapshot.

What is the Winter Park Chain of Lakes?

It's a group of lakes in and around Winter Park connected by navigable canals, originally built for flood control and to move logs to a sawmill. The Scenic Boat Tour runs hour-long trips through three of the lakes and two canals.

When is the Winter Park Farmers' Market?

Every Saturday from 7 a.m. to 1 p.m., at the corner of New York and Morse avenues, with produce, plants and baked goods.

Can you take the train to Winter Park?

Yes. SunRail commuter trains and Amtrak stop at the Winter Park station in Central Park, steps from Park Avenue.

Is Winter Park safe?

Safety is personal, and the best answer comes from current data and your own visits. Check the Winter Park Police Department's public resources for the streets you're considering, and visit in the evening before you buy. Ross can point you to those resources.

Can I tear down a home and build in Winter Park?

Yes, but Winter Park has its own permitting, tree protection rules and historic preservation board, so the process differs from Orlando's. Review the lot's zoning, trees and any historic designation before you buy. Ross works with builders and lot buyers and can help you evaluate a site.
